1. Where is home located on Lake Anna? Kindred Spirits at Childs Cove at Lake Anna Virginia is in Spotsylvania County on the North West part of the public side of Lake Anna. We are near Stubbs Bridge, West of Lake Anna State Park (Which is 4 miles by car) We are also near Lake View Restaurant and Hunter's Landing. Our web site has a link to Google Maps to locate us as well. 2. How do guests book Kindred Spirits at Childs Cove on Lake Anna Virginia? Best is to call 443-821- 7870. If no answer please leave a message with phone number(s). Amount due depends on how close booking is to arrival date . If arrival is 60 days or less, payment is due in full with signed lease as well as security deposit. If booking is further in advance it is typically divided into 2 or 3 payments with first payment being due with signed lease (to lock in booking date) and last payment and security deposit is due 60 days prior to arrival. If there are 3 payments, there would be one in the middle of the first and last payment due dates. 3. How many quests are welcome? Maximum 8 guests including children & of that 4 adult maximum. Two family maximum. Day and night hours inside and out of property. No visiting guests. 4. What is cancellation policy? Per our lease: 7*A: Cancellation: In the event of a cancellation, 16% of the GROSS RENT will be charged if the Property is re-rented for the full amount for the exact time period guest booked, as well as $65.00 for the administration/processing fee. If the property is NOT re-rented for the full amount, the total rental deposit will be forfeited. All cancellations must be in writing. If Guest has not checked in within 24 hrs of the arrival date, the reservation may be cancelled and the entire deposit forfeited. Your reservation will be in effect upon receipt of deposit and the cancellation policy will apply at that time. A non- refundable processing fee is charged on each reservation. No refunds will be given for inclement weather, including hurricanes, or for activities beyond control of Owner. (See section 7b regarding the Travel/Lodging Protection Plan) The Owner reserves the right to cancel any reservation at any time prior to occupancy and will, on this event, refund any deposit received. *B: Travel / Lodging Protection Plan: The unexpected - extreme weather, injury or illness – it does happen and may necessitate the cancellation of your travel plans. It is because of the unexpected, Kindred Spirits at Childs Cove recommends that you consider “Vacation Rental Protection” to protect your vacation investment. The Travel Protection/Vacation Rental Protection plan, provided by C.S.A., Inc. covers certain unexpected illness, injury and other unforeseen reasons for trip interruption and/or cancellation. If interested or have questions regarding coverage, please call C.S.A., Inc at 1-800-661-6860. Enclosed is a brochure regarding this information. No, pets are not welcome (There is a liability issue with neighbors as well as possible allergy issues for the following guests) and there is no smoking in the home or on the property. E cigaretts are also not allowed inside home. 6. What payment methods do you accept? Personal check 7. Are linens, towels and other items provided? Yes, all beds are prepared with fresh linens upon arrival, bath, face and hand towels are provided. There are directions upon departure on where to leave linens/towels for washing by me or person that cleans after your departure. Also note we leave kitchen towels, beach towels and crib linens, but ask guest to wash those items prior to departure if used. We leave detergent for such as well. 8. Are restaurants, grocery stores near by? Yes, The Anna Cabanna (On the lake), Tim's at Lake Anna, The Cove, Obrigado (Louisa) and Tavern on the Rail (Reservations and somewhat formal). Known chain restaurants are about 30-40 minutes away in Culpepper, Spotsylvania and Fredericksburg. Spring of 2011 Food Lion opened and is right off rt 208. 9. Where can guest fish? Off our dock and on the waters of Lake Anna. Fishing licenses can be obtained at many of the local ma and pa service centers and marinas on the lake. Such places are only on the public side of Lake Anna as well. Commercial places are not on Lake Anna's private side. 10. Where can guest launch water craft? Common area of Childs Cove (Click for rules for the common area), Hunter's Landing or Lake Anna State Park. 11. When is check in and check out? Check in is 4:00 p.m. est Check out is 10:00 a.m. est (No early check in/out it truly takes us all that time to clean, prepare and stock home for your arrival) We suggest you visit the Lake Anna State Park if wanting to start your Saturday at Lake Anna earlier than this.
